Maintain Store in Shape as New, Support IKEA Retail, Distribution services and Property Organisation. Adhering to compliances, delivering planned, corrective and operational maintenance services.
• Contracted a single pan India, Integrated Facility Management (IFM) service Provider.
• Defined clearly & prepared detailed SOW (scope of work), KPI, for FM functions; for all IKEA owned & leased Offices and organization; to attain single responsible and accountable service provider for efficient functioning.
• Implemented Global FMSP (facility management service provider) project, with clear scope and responsibilities.
• Set up and formalized IKEA India Facility Management Organisation at Service office, Store and Distribution Centre level.
• Provided Inputs to design, construction and projects for FM operations and support to other stake holders, IKEA Food, Safety & Security, Customer relations and Logistics.
• Short listed Waste Management agency & Waste handling equipment and placed the process in practice for ‘0% waste to Landfill’ target.

Manage and maintain the physical facilities of the more than 13 acres and over 100 expatriate accommodation including future development. Supervised FM team including, civil, electrical & mechanical, cleaning, horticulture and housing. Supervise the Security supervisor to ensure proper security measures, procedures and equipment are functional and in in place.
• Obtained LEED Gold Rating for a new High School building using WHO approved cleaning and pest control chemicals.
• Saved around 24% energy with night setback and weekend setback for HVAC operations and replacing tube lights by CFL’s lamps and fittings.
• Reduced Budget by over 15% in two (2010-12) years with in-house maintenance initiatives for class and office furniture.
• Budgeted and forecast annual and five year preventive capital cyclic replacement investment plan to maintain a uniform predictive spending trend, no spikes in spending.
• Initiated power plant retrofit project of efficient HVAC & Power back up equipment & systems to replace of under-capacity and outdated equipment.
• Renovated swimming pool with heating/ cooling provision and shading; installed new filtration system to meet international standard pool water quality.
• Installed artificial Tiger turf with Lighting for multi sports activity use to meet extended sports hours during monsoon & winters and available 24x7 throughout academic year in addition to saving water on irrigation.
